Tri Valley Home Sales October 2009
Home sales numbers for the Tri Valley were off from September numbers compared to October. The number of homes sold in Pleasanton, Dublin, Livermore, San Ramon and Danville were lower, but San Ramon was the only city that posted a lower months supply of homes compared to September.

Pleasanton home sales for April 2009 and Dublin Ranch Condos are HOT. I used the same opener last month, but nothing has changed. Multiple offers are back in style and if you are a Dublin Ranch Condo buyer or a Pleasanton home buyer under $600k then you know this as well. Fueled by the $8,000 tax credit, low interest rates and cheaper mortgage payments than rents in a lot of areas, the housing market in the Tri Valley is again taking off. For the month of April we had more buyers participate in multiple offer bidding wars and our homes listed for sale were receiving multiple bids as well. We were even apart of a 12 offer multiple bid in Dublin Ranch. Times are changing when buyers expect to increase offers.
Is the market recovering? Depends on who you talk to… i believe we still have room to go in the upper end of the market, but homes below $600k are flying off the market.

Looking at the closed homes below you will see that overall Tri Valley Home Sales were a bit off from previous months, but a recent report by NAR shows Pending Home Sales Up (signed not closed sales). Cheer!!! It’s good news!
In my opinion it’s especially good news for first time buyers in the $500k and under. A lot of these homes are the driving force behind the increase in sales. FHA loans at 3.5% down and 5% interest rates. In areas like Dublin, Livermore and San Ramon the rent and mortgage payments are even. Ill show you a scenario if you ask me.
The downturn started with mass speculation in the lower priced homes and now we are seeing a flood of buyers entering back into the lower tiered homes because of affordability of pricing and comparable rent v. buy options.

After I did my duty of voting and then posting the Pleasanton Election Results and Dublin Election Results the following day I ran the home sales numbers as I do every month and was excited to see Pleasanton Home Sales, Danville Home Sales and Dublin Homes sales did very well in October. Below are home sales for the Tri Valley cities.

Median Prices of Homes in Pleasanton have obviously increased from 1988. As well as Dublin Home sales and Livermore prices.
Here are some numbers for Median Prices of Single Family Homes…
1988 Pleasanton Home in January was $189,000 (interest rate 10.38)
1991 Livermore Home in January was $200,000 (interest rate 9.64)
1999 Dublin Home in September was $320,000 (interest rate 7.82)

40 years ago you could buy a Pleasanton home for $25,000, today it’s $850,000… how much will the home you buy today be worth in 40 years?
If you are worried about the market values today, remember 40 years from now the home you buy today for $850,000 could increase 3,300% to $30,000,000. That was the increase from 1965. Crunch the numbers, it’s a huge increase, but so is $25,000 to $850,000.
Remember, buy a home that is unique, one you will enjoy, close to amenities and one somebody else would if you didn’t buy it. It’s one way to look at the numbers, but remember all areas are different and this is one example from the Pleasanton Valley / Birdland neighborhood in Pleasanton.
