The Villages at Dublin Ranch are one of the most unique neighborhoods in all of the East Bay. We have written a lot about these Dublin Ranch Condos and the developments coming to Dublin Ranch. If you are looking at condos in Pleasanton or condos in Walnut Creek, you need to look at Dublin Ranch condos too.
Here are some highlights of what is happening in Dublin Ranch
The Promenade at Dublin Ranch “is the perfect combination of retail, dining, entertainment and office spaces. The emphasis here is on out pedestrian-friendly main street.” Promenade. The Promenade will incorporate mixed-use of restaurants, retail space and offices. Club Sport will also be located ad the entrance off Dublin Blvd. and a 16,000sf. parking garage.
Grafton Station is the newest development in Dublin Ranch and is currently home to Buffalo Wild Wings and will soon be home to another restaurant which will also have a nightclub. Buffalo Wild Wings also added 1,200sf. of additional dining space and a dentist will soon be moving to Grafton Station.
This development located to the East of Grafton Station and at this time the construction start time is still years out, but you need to know what the possibilities are. Grafton Plaza will be “a vibrant destination with a mix of high-end offices, shopping and dining, outdoor plazas, a boutique hotel, and distinct homes, Grafton Plaza will serve as the community’s core, generating the needed synergy to complete Dublin Ranch.” Grafton Plaza. The final size and number of buildings is currently being finalized, but could range from 6 to 10 stories tall.
The Promenade at Dublin Ranch has been one of the most anticipated developments in Dublin Ranch. Club Sport has been in talks with the Promenade at Dublin Ranch developers for some time. Last August a preliminary plan was presented to the planning commission of Dublin.
Plans call for 3 buildings at the South East corner near the Terraces (1 of 6 phases).
Building 1 – A ‘Main Street’ building at the entrance will house the fitness center with a group exercise room, pool, spa, spa treatment rooms, aerobics room, lockers, cafe and offices. They expect to employ 85 people with 35 working at a given time.
Building 2 – 3 Stories with a restaurant and offices.
Building 3 – 4 tier parking structure to the North
This aspect of the Promenade is not yet approved because of the use permits. This section of the Promenade is part of the overal 230,000 total square feet of the Dublin Ranch Main Street, The Promenade at Dublin Ranch. The Promenade will have dining, entertainment and office space located within the Villages at Dublin Ranch community.
While the Promenade at Dublin Ranch still in the ‘planning’ process from the City of Dublin there sure has been a lot of activity on the land. I took the picture below this morning of the Promenade and you can see the parking lot which was the former location of the Toll Brothers design and sales center is no more.
So why are there bulldozers on the land?
The Lin family asked Toll Brothers to relocate off the Promenade land in preparation for the coming Promenade development.
Currently nothing is approved for the Promenade, but there will be a section of the Promenade at the South East corner which is going for review next Tuesday.
Current information available:
There are a total of 6 ‘blocks’ within the Promenade at Dublin Ranch.
First up for review is at the corner of Grafton and Dublin Blvd. It will be a 3-story building with first level commercial and retail with second and third as office space.
Club Sport’s facility will be at this location as well.
Public hearing for the Promenade will be set for September at the earliest.
I can’t wait to see what the Promenade at Dublin Ranch will look like. We have all been waiting a long time!!
Yesterday I attended the Initial Study of the Grafton Plaza development at Dublin City Hall. The purpose of this meeting was to address the environmental impact of the proposed Grafton Plaza in Dublin Ranch. Here is my cutting and pasting from the Initial Study packet of what the current proposed Grafton Plaza consists of. It’s a lot of info, but well condensed.
Overall Grafton Plaza Project
Grafton Plaza will be four low-to-mid-rise mixed-use buildings on the site that would contain a mix of residential, commercial, office, hotel, parking and related use as well as on-site open spaces and plazas, totaling 1,128,000 square feet of floor area. Grafton Plaza is identified as Buildings A, B, C and D in the following description.
Building A of Grafton Plaza
Consist of two residential towers over a 2-story podium. Tower 1 would contain a total of 10 stories with a height of 150 feet. The second tower would contain 10 stories but with a height of 120 feet. Two levels of subterranean parking are also provided.
There would be 24 live-work units on the lower level of building and would contain 34 residential flats located on lower floors and 171 tower dwellings and 34 podium units.
Building B of Grafton Plaza
This building will contain 5 stories of office space over three lower floors of parking and retail uses and have a height of 120 feet. An additional two levels of subterranean parking are provided. There will be office and retail units with 203,000 square feet of office on the upper floors.
Building C of Grafton Plaza
This building would contain two residential towers over a two level base podium structure containing shop keeper units and parking. Tower 3 would contain 10 stories and have a height of 150 feet. Tower four would contain 10 stories and a height of 120 feet. Again two levels of subterranean parking are provided.
This Building would offer 21 shopkeeper units (residential dwellings for business owners, or could be rented) and 98 residential units on the lower floors. Two residential towers containing 122 town homes, tower units and mezzanine loft units, an office lobby at ground level and 11,300 square feet of retail on the ground level. (There is a bit of a discrepancy from the way I’m reading the report as to exactly where 11,300 square feet of retail is).
Building D of Grafton Plaza
This building would contain two mid-rise towers over a 2 story podium base building. One of the towers would house the proposed boutique hotel with a height of 8 stories and 110 feet. The second level would consist of a 7-story office building with a height of 125 feet. Both towers will have 2 or 3 levels of subterranean parking.
89,000 square feet of office in one of the two towers in Building D. Also, 27,900 square feet of additional commercial, retail and dining space. This chart gives a break down of what the proposed Grafton Plaza may look like.
