What Exactly Will Be At The Promenade at Dublin Ranch?

Just the other day I received notice from the city of Dublin about a City Council meeting to discuss the rezoning a North West parcel which is part of the Promenade at Dublin Ranch. Charter Properties and KB homes are proposing more high density housing to be built on the once promised high-end retail and ‘Dublin Ranch Downtown’ known as the Promenade. Will this be the first step in rezoning the entire Promenade at Dublin Ranch?

On September 2oth at 7:00pm in the City Council Chamber located at 100 Civic Plaza in Dublin the City Council will hear the request of the rezoning and we urge you to attend and voice your opinion to the rezoning.

I have been in communication with city leaders about the recent article published at AroundDublinBlog.com, where I am a contributor on real estate topics. In a recent article there has been a lot of controversy between residents, the City of Dublin and Charter Properties as to exactly what will happen to all or part of the Promenade at Dublin Ranch. There is now a follow up article at AroundDublinBlog.com to the responses like the one I received below.

In an email I received from the City of Dublin

‘KB Homes/Charter Properties are requesting that the Public/Semi Public property (3.1 acres) and a small, back portion of the commercial property be rezoned.   The rezoning of the commercial piece doesn’t impact the retail buildings along the main street but rather removes two commercial buildings set in the back and their related parking.  It is anticipated that the square footage of these two buildings will be absorbed in the main street retail buildings.’

We rarely take sides on hot topic issues like this, but this needs attention from the entire Dublin Ranch community. The Promenade was one of the largest selling points for residents of Dublin Ranch and adding more high density housing to an already congested neighborhood is not going to help the real estate market in the Dublin Ranch Villages.

We urge you to attend the meeting on September 20th to hear what the plans exactly are and voice your opinions.

Getting an FHA loan? Before you get too far into the house hunting process in communities like the Dublin Ranch Villages, Livermore condos or condos in Pleasanton, check the approval first. If you have a knowledgeable FHA lender they will know what communities you can use an FHA loan in. I got a link to the website from one of my lenders Brian LeBars and was able to search by city all of the FHA approved areas.

Looking on the site you will see that Dublin Ranch has come out strong with many community approvals. The entire Dublin Ranch Villages neighborhood is approved. The Dublin Ranch Villas, Dublin Ranch Courtyards, Dublin Ranch Cottages and Dublin Ranch Terraces are all FHA approved communities.
