Here are some highlights of what is happening in Dublin Ranch
The Promenade at Dublin Ranch “is the perfect combination of retail, dining, entertainment and office spaces. The emphasis here is on out pedestrian-friendly main street.” Promenade. The Promenade will incorporate mixed-use of restaurants, retail space and offices. Club Sport will also be located ad the entrance off Dublin Blvd. and a 16,000sf. parking garage.
Grafton Station is the newest development in Dublin Ranch and is currently home to Buffalo Wild Wings and will soon be home to another restaurant which will also have a nightclub. Buffalo Wild Wings also added 1,200sf. of additional dining space and a dentist will soon be moving to Grafton Station.
This development located to the East of Grafton Station and at this time the construction start time is still years out, but you need to know what the possibilities are. Grafton Plaza will be “a vibrant destination with a mix of high-end offices, shopping and dining, outdoor plazas, a boutique hotel, and distinct homes, Grafton Plaza will serve as the community’s core, generating the needed synergy to complete Dublin Ranch.” Grafton Plaza. The final size and number of buildings is currently being finalized, but could range from 6 to 10 stories tall.
Dublin Ranch residents have been waiting for this news for some time. After a huge turn out to support the Promenade development a few weeks ago at a BBQ, the voices of residents were heard. First phase of six will be at the South East corner of Dublin Blvd. and Grafton. This will be home to Club Sport, office, and a parking garage.

1. Making an offer and not being prequalified- Being prequalified will make everything in your life easier. If you think you qualify for a Pleasanton home at $800,000, you may not be. A lender will look at your income, debt, etc. to determine the price range you can afford. This is the 1st step you as a home buyer need to take.
2. Skipping a Home Inspection- When you are buying that beautiful home don’t try to save money by passing on an inspection. A lot of what an inspector looks for is hiding.
3. Limiting your search to open houses, ads or the internet- Many times a home in a newspaper or magazine is sold by the time it hits the stand. As for the internet, a lot of information is out of date because not all websites use direct feeds from the MLS. Contact a Realtor who specializes in the Pleasanton neighborhood you are interested in, they will get you into a home before an open house and get you info in a timely manner.
4. Choosing a limited service real estate agent- When you need info right away, want to see a home on short notice, need experience to help you buy your largest asset, hire a pro! When you hire a part time agent, you get limited experience.
5. Thinking there is only one perfect home- It is a process of elimination when buying a home. New homes come on weekly so being open to different styles while still meeting your goals is important.
6. Not looking long term- Look down the road 5 years to see what life may look like and purchase a home that will work with your changing life. A 1 bedroom might not work too well if you are planning to have a few kids in the coming years.
7. Not examining insurance issues- Purchase adequate insurance on the advice of an insurance agent. They can provide answers to any concerns you may have.
8. Not getting a home protection plan- This is an insurance policy of its own. This plan will protect basic repair needs you may encounter one year out from close of escrow.
9. Not looking at total costs- After you talk to a lender, talk to a Realtor to get an estimate of the total monthly costs involved. You will want to talk to your CPA to see what your tax return will look like for the year in which you purchase.
10. Not following through on due diligence- Make a list of concerns you have such as; schools, crime, neighborhoods, noise, traffic. Not doing your homework can have a negative effect on your purchase. Contact a Realtor who sells a lot in the neighborhood you are interested in.

Pleasanton home sales for April 2009 and Dublin Ranch Condos are HOT. I used the same opener last month, but nothing has changed. Multiple offers are back in style and if you are a Dublin Ranch Condo buyer or a Pleasanton home buyer under $600k then you know this as well. Fueled by the $8,000 tax credit, low interest rates and cheaper mortgage payments than rents in a lot of areas, the housing market in the Tri Valley is again taking off. For the month of April we had more buyers participate in multiple offer bidding wars and our homes listed for sale were receiving multiple bids as well. We were even apart of a 12 offer multiple bid in Dublin Ranch. Times are changing when buyers expect to increase offers.
Is the market recovering? Depends on who you talk to… i believe we still have room to go in the upper end of the market, but homes below $600k are flying off the market.

The Promenade at Dublin Ranch has been one of the most anticipated developments in Dublin Ranch. Club Sport has been in talks with the Promenade at Dublin Ranch developers for some time. Last August a preliminary plan was presented to the planning commission of Dublin.
Plans call for 3 buildings at the South East corner near the Terraces (1 of 6 phases).
Building 1 – A ‘Main Street’ building at the entrance will house the fitness center with a group exercise room, pool, spa, spa treatment rooms, aerobics room, lockers, cafe and offices. They expect to employ 85 people with 35 working at a given time.
Building 2 – 3 Stories with a restaurant and offices.
Building 3 – 4 tier parking structure to the North
This aspect of the Promenade is not yet approved because of the use permits. This section of the Promenade is part of the overal 230,000 total square feet of the Dublin Ranch Main Street, The Promenade at Dublin Ranch. The Promenade will have dining, entertainment and office space located within the Villages at Dublin Ranch community.

We will not feel the effect of the plan on Pleasanton Home Values, Dublin Home Values, Danville Home Values, San Ramon Home Values and Livermore Home Values for some time.
