A home that sold in 2006 for $600,000 can be purchased today for less than $400,000 in Dublin. Have home prices stopped falling, or are they ready for a rebound?
My family has been in the real estate business for four generations. As a real estate broker in the East Bay, I have worked in the Tri-Valley real estate market through the boom as well as the bust. While the future remains uncertain, I am encouraged by the many positive indicators I see everyday. The City of Dublin has announced no cuts in this year’s budget; in fact, it is hiring. If you have been following the Around Dublin Blog, you already know home builders are hard at work in Positano and Sorrento East. Just this past weekend, KB Homes had a sign twirler in front of the Gateway Medical Center to help generate buzz for the upcoming new community called Bella Monte.
The rental market in Dublin is hot. Everyone needs to live somewhere. As struggling home owners lose their homes to foreclosures or short sales, they enter the rental housing market. The rental housing inventory in Dublin is on the low side, and rent has gone up as a result. The strong demand for rental housing is precisely what helped breathe new life into the Tralee project on the corner of Dougherty Road and Dublin Boulevard, as the new developer works to turn the former condominiums into apartment units.
The Moxley Team receives three to five inquiries a week from prospective renters who cannot find a home in Dublin and are desperate for help. When they do find a good rental home, often the owner has already received multiple offers. According to local lender Brian LeBars, a $350,000 sale price with 10% down will cost about $2,300 a month. Many homes in Dublin, especially the ones east of Hacienda Drive, get multiple offers, because owners today can afford to wait for prices to go up before they put their homes on the market. While fewer good homes are on the market, the ones that are for sale come with great upgrades and fall within the boundaries of many highly desirable schools.
Interest rates remain at a historic low. As rent continues to climb, the cost of owning a home has become comparable to renting again. Why throw away money in rent when the same money can be used to pay down the mortgage? With the national average holding steady at 4.75%, many qualified buyers are taking advantage of the low mortgage interest rate and getting into the homes of their dreams.
The East Bay continues to see a surge in population. Based on the 2010 census numbers, the population of California has increased 10% from 2000 to 2010. Recently named an All-America City, Dublin remains one of the best cities in the Bay Area to live and raise a family. With great jobs nearby, fantastic weather, easy access to entertainment, and multiple top-ranked schools, no wonder more and more people are choosing Dublin to call home.
