Condos & town homes sold in Dublin were 16 homes sold in February. This is an increase from the 13 that sold in January.
The highest sale price for a Dublin condo or town home was $620,000 on Central Pkwy. which sold at $243 a square foot. The lowest sale price for a Dublin condo or town home was $204,000 on Stagecoach Rd. which sold at $253 a square foot.
Average days on market for Dublin condos and town homes was 34 with an average list price of $365,045 at $270 a square foot. The average sale price was $364,368 at $267 a square foot.

Homes sold in Dublin, CA decreased to 15 homes sold in February, compared to 17 in January.
The highest sale price for a Dublin home was $975,000 on Inspiration Cir. which sold at $284 a square foot. The lowest sale price for a Dublin home was $422,000 on Mansfield Ave. which sold at $299 a square foot.
Average days on market for Dublin homes was 18 with an average list price of $553,685 at $313 a square foot. The average sale price was $551,346 at $312 a square foot.

Condos & town homes sold in Dublin were 13 homes sold in January. This is an increase from the 12 that sold in December ’09 (1 is better than nothing!).
The highest sale price for a Dublin condo or town home was $485,000 on Whitworth Dr. which sold at $215 a square foot. The lowest sale price for a Dublin condo or town home was $283,000 on Cross Creek Cir. which sold at $264 a square foot.
Average days on market for Dublin condos and town homes is 30 with an average list price of $367,165 at $254 a square foot. The average sale price was $369,369 at $254 a square foot.

The highest sale price for a Dublin home was $870,000 on Hansen Dr. which sold at $245 a square foot. The lowest sale price for a Dublin home was $312,500 on Dover Ln. which sold at $296 a square foot.
Average days on market for Dublin homes were 55 with an average list price of $594,120 at $299 a square foot. The average sale price was $592,529 at $297 a square foot.

Interest Rates Set to Rise this Spring
A concern for home buyers, builders and investors is that the Federal Reserve plans to stop purchasing mortgages at the end of March. This action could bring interest rates higher from the current low of around 5.2%. With strong signs of the economy improving some like Thomas Hoenig, President of the Federal Reserve Bank of Kansas City see reasons to be optimistic about the economy. Some see the Fed’s action coming in March will increase interest rates a point and slow the currently improving real estate market and overall economy. With an increase of home values in many Tri Valley areas, if interest rates increase, will this slow down the tri valley real estate market?
Dublin Home Sales November 2009
Homes sold in Dublin, CA did not change in numbers, 24 homes sold in Dublin in November, compared with 24 in October. Homes in Dublin available at months end was 24, compared to 37 in October. This decreased the months supply of homes in Dublin to 1 month, compared to 1.54 in October.
The highest sale price for a Dublin home was $1,020,000 on E. Castle Pines Terrace which sold at $226 a square foot. The lowest sale price for a Dublin home was $345,000 on Starward Dr. which sold at $309 a square foot.
Average days on market for Dublin homes were 22 with an average list price of $625,142 at $277 a square foot. The average sale price was $621,072 at $277 a square foot.

Tri Valley Home Sales October 2009
Home sales numbers for the Tri Valley were off from September numbers compared to October. The number of homes sold in Pleasanton, Dublin, Livermore, San Ramon and Danville were lower, but San Ramon was the only city that posted a lower months supply of homes compared to September.

Dublin & Pleasanton home sales September 2009
As Pleasanton Realtors we love seeing sales improve, and so should any resident of the Tri Valley. Pleasanton home sales for September 2009 were not the only ones on Fire! Dublin home sales, Danville home sales and Livermore home sales were also up compared to August 2009. Only San Ramon saw a slight reduction in the number of homes sold compared to August 2009 sales.
Since early in 2009, home sales have been climbing. September closed home sales were the highest level all year in Pleasanton for example. If you missed the Today show the other day, the frequent guest Barbara Corcoran named San Francisco as one of the top 10 places in the country to buy real estate, and she even mentioned Danville and Walnut Creek as being great places outside the city. Someone 3,000 miles away seeing something in our area is obviously no surprise, but as a buyer this is a great boost of confidence in purchasing in the Pleasanton to Danville area.
