Your Tri Valley Home may become worth even more money if the planned Toll Road on 580 goes through, but you will need to wait until 2011. The Alameda County Congestion Management Agency proposed a second toll lane that may open along a 12-mile stretch of eastbound Interstate 580. What does this mean for Tri Valley Home owners? Well, for Pleasanton home owners and Dublin home owners currently using the freeway is a nightmare at peak times, but Dennis Fay, executive director of the congestion management agency said. “If you’re in a hurry to pick up a child, it may be worth it to use the faster lane,” and “If there is no rush, they can stay in the regular lanes.”
The Contract is scheduled to be awarded this spring, and construction is to begin in the summer, according to Caltrans.
No doubt, this is a much needed solution to the congestion problem on 580, not only for tri valley home owners, but also residents traveling to Tracy, Manteca and beyond. Is it the only solution…
The added benefit to Pleasanton home owners and Dublin home owners is that our area will receive a positive light and more people will become comfortable moving here with commute ease.
Tri Valley residents have not seen the extreme home price drops as areas like the Central Valley or Vegas, but Pleasanton home sellers to Danville home sellers and all the Tri Valley Condo sellers in between have seen some change in the Tri Valley homes they live in. Prices are not jumping by $20,000 an offer like the homes of 2004, but Pleasanton home owners and many Tri Valley home owners have seen their home hold value while many areas have dropped. Since we are on the topic of prices falling, lets run with that. Congress and the Stimulus package are a hot topic when paired with the housing prices. A few days ago President Bush said he was pleased with the bill and would sign the Stimulus package. Here is what we can expect from the bill
Loan limits will increase from $417,000 to $730,000+/-, which for buyers of Pleasanton Homes all the way up the road to Danville Homes will help out this high cost area we call the Tri Valley. At the same point many areas of high cost have seen a slowing and softening of prices, so while we see softer prices we are also receiving an increase in the loan limits. Prediction… You wait will soon be over if you are a Tri Valley home buyer.
The Tri Valley home sales for the month of January were a bit off, but remember sellers are gearing up and placing homes on the market for the spring, bringing up the available number of homes and sold homes for January were signed contracts from November and December which is normally a slower selling time. This throws off months supply slightly.
Not too many Pleasanton homes or tri valley homes are sold by auction, but a home in the Jensen Amador Estates of Pleasanton sold for $478,500 by auction. Over 100 people showed up on the day of auction and a starting bid of $299,000 was bid up by about 12 bidders and in the end came down to two people as many auctions do. The Jensen Amador Estates in Pleasanton normally see homes selling or between $550,000 and $650,000 with a few reaching over the $700,000 mark. So who was the winning bidder? Well in this case it was not an investor looking for a fast flip, but someone who plans to stay in the home for some time. Some of the reasons this homeowner chose this location and neighborhood were the proximity to Downtown Pleasanton, great Pleasanton Schools (Alisal Elementary and Amador High School are just minutes away) and ease of commute to both 580 and 680.
If you are looking to sell your home in the Tri Valley then you know the importance of technology to get information out to buyers. If you are looking to capture the interest of Tri Valley home buyers or even buyers 3,000 miles away, you MUST use the tools many buyers are looking to. Here are a list of some of the tools buyers in 2008 will be using.
Search Engines to find out community information:
Most people 3,000 miles away or even here in the Tri Valley know little of our community and many will simply ‘google’ topics like Pleasanton Homes, Dublin Ranch Condos, New Homes in Dublin Ranch or Pleasanton Schools… all in an attempt to gain necessary information.
Realtor.com:
This is the #1 site for buyers to search homes. A Realtor can upload a Virtual Tour or Video of a home. As well as 25+ pictures, descriptions and links.
Podcasts:
A buyer may be across town or country and a Podcast will allow a buyer to listen to a tour of a Dublin Ranch condo, just like a 24/7 open house. Used in conjunction with a Virtual Tour a buyer can view your Pleasanton home at any time from any location.
Craigslis.com, Yahoo classifieds, Trulia…
Online postings of your home allow a buyer to get more information on your home from websites they are already on.
MoxleyTeam.com:
The above uses of technology does include all of the technology the Moxley Team uses to sell homes and we have many other big in ’08 technology we use to sell homes. Make sure the Realtor you hire has these and more.

When we look at the number of sold homes in the Pleasanton Real Estate market from the month of November, there was not much of a change from the Pleasanton sold numbers for October. These numbers are of sold detached homes in the month of Pleasanton. Click the link below to see sold homes. Also as numbers go there were 31 homes that sold and 177 homes remaining on the market at months end. This gives us a total of 5.7 months of supply.
There is not too much land in Pleasanton left to develop and in the Pleasanton real estate market which includes the new Ironwood community land is hard to come across. The Pleasanton Presbyterian Church was blessed with 6.5 acres at the corner of Busch and Valley in Pleasanton which is part of the Ironwood community built by Ponderosa Homes. Pleasanton real estate will set the price of an acre at around a $1 Million, but the Pleasanton Presbyterian Church was able to grab it for $2.5 Million! Below is a video and a few photos borrowed from Pleasanton Presbyterian Church.
As a second-time customer in using Tyler's services in two separate transactions, we are still impressed with his professionalism and ability to work with people.
