
Your Tri Valley Home may become worth even more money if the planned Toll Road on 580 goes through, but you will need to wait until 2011. The Alameda County Congestion Management Agency proposed a second toll lane that may open along a 12-mile stretch of eastbound Interstate 580. What does this mean for Tri Valley Home owners? Well, for Pleasanton home owners and Dublin home owners currently using the freeway is a nightmare at peak times, but Dennis Fay, executive director of the congestion management agency said. “If you’re in a hurry to pick up a child, it may be worth it to use the faster lane,” and “If there is no rush, they can stay in the regular lanes.”
The Contract is scheduled to be awarded this spring, and construction is to begin in the summer, according to Caltrans.
No doubt, this is a much needed solution to the congestion problem on 580, not only for tri valley home owners, but also residents traveling to Tracy, Manteca and beyond. Is it the only solution…
The added benefit to Pleasanton home owners and Dublin home owners is that our area will receive a positive light and more people will become comfortable moving here with commute ease.

Tri Valley residents have not seen the extreme home price drops as areas like the Central Valley or Vegas, but Pleasanton home sellers to Danville home sellers and all the Tri Valley Condo sellers in between have seen some change in the Tri Valley homes they live in. Prices are not jumping by $20,000 an offer like the homes of 2004, but Pleasanton home owners and many Tri Valley home owners have seen their home hold value while many areas have dropped. Since we are on the topic of prices falling, lets run with that. Congress and the Stimulus package are a hot topic when paired with the housing prices. A few days ago President Bush said he was pleased with the bill and would sign the Stimulus package.
Here is what we can expect from the bill
Loan limits will increase from $417,000 to $730,000+/-, which for buyers of Pleasanton Homes all the way up the road to Danville Homes will help out this high cost area we call the Tri Valley. At the same point many areas of high cost have seen a slowing and softening of prices, so while we see softer prices we are also receiving an increase in the loan limits. Prediction… You wait will soon be over if you are a Tri Valley home buyer.
If you are a Pleasanton home seller, Dublin home seller or any Tri Valley Home seller and are thinking of buying a new home, you may be in luck. New homes in Pleasanton and new home builders in some parts of Dublin are willing to purchase your home so you can purchase one of their new homes in Pleasanton. Other new home communities in San Ramon and Danville may offer this same incentive, but at a cost. From the builder I spoke with they were willing to do so for a fee and did not offer other incentices at purchase, like a rate buydowm, credit towards upgrades, lower price… If you are looking at new homes let the Moxley Team know and we can let you know what new home communities offer.
