No this is not 1873, but the Redcoats are in Pleasanton!
Downtown Pleasanton has seen many restaurants come and go in the past few years. Past restaurants are all missing something that Redcoats in Pleasanton has. This is not a restaurant review, but one of the reasons Downtown Pleasanton adds value to the community through establishments like Redcoats.
Pleasanton does not currently have a restaurant like Redcoats and although Downtown Pleasanton is a destination attracting people from surrounding communities, it must still have restaurants that are not typical. Atmosphere, location, authentic food (try the Shepherd’s Pie), somewhere to bring the family and somewhere to relax on the weekend are what Redcoats offers.
Some of the things that make a community great are obvious like schools, proximity to jobs and a safety. Pleasanton homes are the same as Dublin Homes, Livermore homes or San Ramon homes, but there are a few things Pleasanton has that the other communities do not have. Amenities like Downtown Pleasanton, Stoneridge Mall, Alameda County Fair, and new homes in Pleasanton like Ponderosa homes at Ironwood.
When you add all of the Amenities of Pleasanton together you get a great town that people from across the bay want to live in and homes in Pleasanton are currently still some of the most desired when compared to other Tri Valley homes or East Bay homes.
On Friday the 14th the Senate voted 93 to 1 to pass the FHA Modernization Act. The FHA Modernization Act is a lot more exciting than the name given, but what it will do is reform the Federal Housing Administration (FHA). A committee will now meet to resolve differences between a bill passed earlier in the year by the House of Representatives and the latest.
The passing of the FHA Modernization Act is one step in many to help future home buyers receive loans that make sense for them. Also this future programs will help homeowners with safe and affordable refinancing options. The biggest obstacle for most buyers is purchasing a home without a ‘crazy’ loan needed to purchase it. With the recent addition of higher conforming loan limits to almost $730,000, we will see some light at the end of the tunnel.
One of Pleasanton’s newest communities is now available to purchase. Located near downtown Pleasanton the Roselyn Estates are a total of 10 homes, both single story and two stories. Ranging from 2,720 sf. to 3,852 sf. and prices at $1,275,000 to $1,595,000. These homes will have lots of 10,000sf. and above. President Bush and Treasury Secretary Henry Paulson came out with a plan to help the subprime real estate market from the Washington D.C. real estate market to our backyard in the Dublin Ranch real estate market. The plan to freeze rates of certain borrowers is still somewhat unknown on how it will work or even what the qualifications are. Bush acknowledged that this a vry ‘complex’ situation and will take time to outline exactly how this will work. I look forward to see how it will work and how they will protect the plan from being taken advantage of. Currently the plan stats that it must be owner occupied and currently no late payments and there must be proof that in the future you cannot make payment once rates reset. Is this a band-aid or will it truly help the million plus homeowners that will see a reset in the coming years? And is this a bail out for the lending institutions? After all if there are less foreclosures then that is less money they will lose…
There is not too much land in Pleasanton left to develop and in the Pleasanton real estate market which includes the new Ironwood community land is hard to come across. The Pleasanton Presbyterian Church was blessed with 6.5 acres at the corner of Busch and Valley in Pleasanton which is part of the Ironwood community built by Ponderosa Homes. Pleasanton real estate will set the price of an acre at around a $1 Million, but the Pleasanton Presbyterian Church was able to grab it for $2.5 Million!
