Last night I was at Redcoats in Pleasanton with my friend Brian LaBars of Green Mortgage Group and as it normally happens we were talking about the real estate market and the recent rate cut by the Fed of .75. This brings the bank rate from 4.25 down to 3.5. The Fed had a meeting set for the end of the month on the 29th to make an expected cut, but did so early to avoid a recession yesterday. Will we see another cut at the 29th meeting, possibly.
What does this mean for Tri Valley home buyers and people looking to sell their homes? If you are looking to purchase a home, then obviously you have greater borrowing power and for sellers this means the amount of buyers looking at your home has gone up because people are now able to afford more. Not all loans will be effected the same. A 30 year loan will not have the same effect on a borrower from the cut as an ARM will. Oak Grove in Pleasanton was recently approved by the Pleasanton City Council for the development of 51 lots on 77 acres with the addition of 496 acres of open space, trails and equestrian paths. Owners of this land, Jennifer and Frederic Lin, filed a suit in Alameda Superior Court against the opponents of the Oak Grove development. This suit filed against opponents of Oak Grove in Pleasanton is in an attempt to stop the efforts of a the group Save Pleasanton Hills lead by former council woman Kay Ayala. The suit states that improper efforts were made in obtaining the nearly 5,225 supporters signatures to force a referendum to overturn the approval of the Oak Grove development. Read more…
I must say I am surprised by the latest stats for Tri Valley homes sales in December. Not because they are low, but because Pleasanton homes sales put market time at under 4 months and San Ramon home sales and Danville home sales had similar numbers. In my opinion these were not bad numbers given the coverage of what some are pointing to the sky falling.
Lets be honest where else can you find amazing schools like San Ramon Schools, Pleasanton Schools, and Dublin and Danville schools, Stoneridge Mall, Promenade at Dublin Ranch, Alameda County Fair, Downtown Pleasanton and Downtown Danville? The answer… not too many other places. I could go on about why Tri Valley homes are so desirable, but I think you get the point. The Tri Valley is a great place and that is why we still see better than average sales figures.

Not too many Pleasanton homes or tri valley homes are sold by auction, but a home in the Jensen Amador Estates of Pleasanton sold for $478,500 by auction. Over 100 people showed up on the day of auction and a starting bid of $299,000 was bid up by about 12 bidders and in the end came down to two people as many auctions do. The Jensen Amador Estates in Pleasanton normally see homes selling or between $550,000 and $650,000 with a few reaching over the $700,000 mark. So who was the winning bidder? Well in this case it was not an investor looking for a fast flip, but someone who plans to stay in the home for some time. Some of the reasons this homeowner chose this location and neighborhood were the proximity to Downtown Pleasanton, great Pleasanton Schools (Alisal Elementary and Amador High School are just minutes away) and ease of commute to both 580 and 680.
