New Tri Valley Home Buyers – Your Wait Will Be Over Soon

applause.jpgTri Valley residents have not seen the extreme home price drops as areas like the Central Valley or Vegas, but Pleasanton home sellers to Danville home sellers and all the Tri Valley Condo sellers in between have seen some change in the Tri Valley homes they live in. Prices are not jumping by $20,000 an offer like the homes of 2004, but Pleasanton home owners and many Tri Valley home owners have seen their home hold value while many areas have dropped. Since we are on the topic of prices falling, lets run with that. Congress and the Stimulus package are a hot topic when paired with the housing prices. A few days ago President Bush said he was pleased with the bill and would sign the Stimulus package.
Here is what we can expect from the bill
Loan limits will increase from $417,000 to $730,000+/-, which for buyers of Pleasanton Homes all the way up the road to Danville Homes will help out this high cost area we call the Tri Valley. At the same point many areas of high cost have seen a slowing and softening of prices, so while we see softer prices we are also receiving an increase in the loan limits. Prediction… You wait will soon be over if you are a Tri Valley home buyer.

Promenade in Dublin Ranch and future Dublin Ranch Developments

If you are like most Dublin Ranch Condo or Dublin Ranch Home owners you can’t wait for the Promenade in Dublin to break ground. Even if you are a Tri Valley Home buyer you need to look into all the future developments coming to Dublin Ranch. The Promenade in Dublin Ranch will (as stated on the Dublin city website) offer 230,000 square feet of retail, dining, entertainment and office space within the 1,500 acre, master-planned Dublin Ranch community. The project will emphasize a pedestrian-friendly main street with beautiful architecture and charming ambiance and will draw from Tri-Valley residents, out-of-town visitors, and local employees.”

The Promenade in Dublin has been one of the top projects I have seen people searching for.

Dublin Ranch homes and Dublin Ranch Condos – Whats the News

There are many new Dublin Ranch homes and a lot of development around the Dublin Ranch Condos. From Grafton Station, Lowes in Dublin, the Dublin Ranch golf course and even the new Dublin Ranch schools. This was the main reason I set out to create this short video on what exactly is going on in the Dublin Ranch community.

Oak Grove Pleasanton and the lawsuit

Oak Grove in Pleasanton was recently approved by the Pleasanton City Council for the development of 51 lots on 77 acres with the addition of 496 acres of open space, trails and equestrian paths. Owners of this land, Jennifer and Frederic Lin, filed a suit in Alameda Superior Court against the opponents of the Oak Grove development. This suit filed against opponents of Oak Grove in Pleasanton is in an attempt to stop the efforts of a the group Save Pleasanton Hills lead by former council woman Kay Ayala. The suit states that improper efforts were made in obtaining the nearly 5,225 supporters signatures to force a referendum to overturn the approval of the Oak Grove development. Read more…

Tri Valley Home sales for December

I must say I am surprised by the latest stats for Tri Valley homes sales in December. Not because they are low, but because Pleasanton homes sales put market time at under 4 months and San Ramon home sales and Danville home sales had similar numbers. In my opinion these were not bad numbers given the coverage of what some are pointing to the sky falling.

Lets be honest where else can you find amazing schools like San Ramon Schools, Pleasanton Schools, and Dublin and Danville schools, Stoneridge Mall, Promenade at Dublin Ranch, Alameda County Fair, Downtown Pleasanton and Downtown Danville? The answer… not too many other places. I could go on about why Tri Valley homes are so desirable, but I think you get the point. The Tri Valley is a great place and that is why we still see better than average sales figures.

Pleasanton Home – 4040 Jensen Sold by Auction

Jensen Amador neighborhood, Moxley Team, Moxley Realty, Alain Pinel, Pleasanton homes, Pleasanton schools, downtown pleasantonNot too many Pleasanton homes or tri valley homes are sold by auction, but a home in the Jensen Amador Estates of Pleasanton sold for $478,500 by auction. Over 100 people showed up on the day of auction and a starting bid of $299,000 was bid up by about 12 bidders and in the end came down to two people as many auctions do. The Jensen Amador Estates in Pleasanton normally see homes selling or between $550,000 and $650,000 with a few reaching over the $700,000 mark. So who was the winning bidder? Well in this case it was not an investor looking for a fast flip, but someone who plans to stay in the home for some time. Some of the reasons this homeowner chose this location and neighborhood were the proximity to Downtown Pleasanton, great Pleasanton Schools (Alisal Elementary and Amador High School are just minutes away) and ease of commute to both 580 and 680.

Downtown Pleasanton – Redcoats in Pleasanton!!

No this is not 1873, but the Redcoats are in Pleasanton!

Downtown Pleasanton has seen many restaurants come and go in the past few years. Past restaurants are all missing something that Redcoats in Pleasanton has. This is not a restaurant review, but one of the reasons Downtown Pleasanton adds value to the community through establishments like Redcoats.

Pleasanton does not currently have a restaurant like Redcoats and although Downtown Pleasanton is a destination attracting people from surrounding communities, it must still have restaurants that are not typical. Atmosphere, location, authentic food (try the Shepherd’s Pie), somewhere to bring the family and somewhere to relax on the weekend are what Redcoats offers.

Some of the things that make a community great are obvious like schools, proximity to jobs and a safety. Pleasanton homes are the same as Dublin Homes, Livermore homes or San Ramon homes, but there are a few things Pleasanton has that the other communities do not have. Amenities like Downtown Pleasanton, Stoneridge Mall, Alameda County Fair, and new homes in Pleasanton like Ponderosa homes at Ironwood.

When you add all of the Amenities of Pleasanton together you get a great town that people from across the bay want to live in and homes in Pleasanton are currently still some of the most desired when compared to other Tri Valley homes or East Bay homes.
