Update: Save Pleasanton’s Hills & Housing Cap Initiative
At the Pleasanton City Council meeting on July 15 @ 7:00 the council will meet to discuss adopting two resolutions.
More than 5,000 Pleasanton residents signed a petition asking the Pleasanton City Council to place an initiative on the ballot which would limit development on Pleasanton hillsides. Some of what is asked for is.
- Limiting development on hillsides with grades greater than 25% within 100 feet of a ridgeline
- Stricter definition of ‘housing unit’ increasing the current number of residential units in Pleasanton
Supporters are looking for an ordinance that would stop developments like Oak Grove in Pleasanton which is a 51 lot custom home development on 496 acres in the southeast hills of Pleasanton.

20 Years of Dublin, Livermore and Pleasanton Home Sales Numbers
Median Prices of Homes in Pleasanton have obviously increased from 1988. As well as Dublin Home sales and Livermore prices.
Here are some numbers for Median Prices of Single Family Homes…
1988 Pleasanton Home in January was $189,000 (interest rate 10.38)
1991 Livermore Home in January was $200,000 (interest rate 9.64)
1999 Dublin Home in September was $320,000 (interest rate 7.82)

Tri Valley Home Sales for July ’08
Pleasanton Home Sales, San Ramon Home Sales, Dublin Home Sales, Danville Home Sales and Livermore Home Sales for June all saw an increase in sales as well as a decrease in Days on Market! Good news for Tri Valley Home owners.

If you want a Short Sale in Dublin, we can find 40. If you want a Foreclosure in Pleasanton we can find 11. If you want a Foreclosure in Blackhawk, we can find 2, sorry. Good luck finding these types of homes in Orinda, Alamo or Diablo, they are near impossible. Flip side, if you want a foreclosure in Antioch, 47% of homes for sale are your choice. - Multiple Offers (Again motivation sets pricing)
- Foreclosure Hits (if it takes too long, the bank could foreclose while in contract)

Pros and Cons of Homeownership
If you follow the stock market then you may have seen that there was an upgrade in the home improvement sector. Not bad news… but is that a sign of the bottom or the bottom approaching? We cant answer that, but it’s good to see that the home improvement sector is improving. Which brings me to another point of why buy a house and the pros and cons of homeownership.
Lets go over the Pros and Cons of the current market and what we can learn.
Pros:
Interest rates – historically low
Supply – you can take your time and choose the best available
Prices – Lower than 3 years ago
Sellers – Some will negotiate till it hurts (not all)
Population – More people live here = more people need a home than 10 years ago
Land – Less available land than 10 years ago and more land being given to the state, county, and cities = higher long term demand
Opportunity – Like stocks, buy low sell high
Appreciation – Average price of a home in Pleasanton in 1990 was $283,600, today over $1,000,000 – Check this chart Tri Valley Homes Chart
Ask your CPA – Tax write off, capital gain exclusion, deductions…
Cons:
Timing – Is it the bottom?

What did we learn:
Obviously there are more pros to buying a home, and if you are overly concerned with timing then the following probably does not apply to why you would buy a home. Remember the reasons to buy a home are: pride of homeownership, a place to truly call home for yourself and family, tax write offs and deductions, long term appreciation… See the pros again.

Technology Sells – For Generation X and Y
Younger home buyers from Generations X and Y, born after 1965, grew up with technology and want high tech built into their homes, says Gopal Ahluwalia, staff vice president for research of the National Association of Home Builders in Washington, D.C.
“In the homes of the future, it’s all going to be about technology,” Ahluwalia says.
Here are some trends in high-tech homes:
Outdoor Theaters. Mount a flat-screen TV by the barbecue. Especially in warm climates where people spend a lot of time outdoors, watching a movie under the stars can be appealing to home buyers.
Whole-house lighting controls. A house can be equipped with four (or more) lighting scenarios: entertaining, everyday living, sleep time, and away-from-home security. Gaining popularity is the ability to control a home’s lighting by touch-screen panels throughout the house, or even via the Internet.
Whole-house automation systems. The home owner can control all systems via the Internet and do everything from feed the cat to run the washer. Indeed, Ahluwalia says the house will be able to run itself: “When food supplies drop, orders will be placed automatically with a grocery via the Internet.”
Solar hot-water systems. A solar water heater that uses energy emitted by the sun has been around for decades. But prices are dropping and in many parts of the country, the systems — which lower water-heating costs — are able to quickly pay for themselves.
