What Exactly Will Be At The Promenade at Dublin Ranch?

Just the other day I received notice from the city of Dublin about a City Council meeting to discuss the rezoning a North West parcel which is part of the Promenade at Dublin Ranch. Charter Properties and KB homes are proposing more high density housing to be built on the once promised high-end retail and ‘Dublin Ranch Downtown’ known as the Promenade. Will this be the first step in rezoning the entire Promenade at Dublin Ranch?

On September 2oth at 7:00pm in the City Council Chamber located at 100 Civic Plaza in Dublin the City Council will hear the request of the rezoning and we urge you to attend and voice your opinion to the rezoning.

I have been in communication with city leaders about the recent article published at AroundDublinBlog.com, where I am a contributor on real estate topics. In a recent article there has been a lot of controversy between residents, the City of Dublin and Charter Properties as to exactly what will happen to all or part of the Promenade at Dublin Ranch. There is now a follow up article at AroundDublinBlog.com to the responses like the one I received below.

In an email I received from the City of Dublin

‘KB Homes/Charter Properties are requesting that the Public/Semi Public property (3.1 acres) and a small, back portion of the commercial property be rezoned.   The rezoning of the commercial piece doesn’t impact the retail buildings along the main street but rather removes two commercial buildings set in the back and their related parking.  It is anticipated that the square footage of these two buildings will be absorbed in the main street retail buildings.’

We rarely take sides on hot topic issues like this, but this needs attention from the entire Dublin Ranch community. The Promenade was one of the largest selling points for residents of Dublin Ranch and adding more high density housing to an already congested neighborhood is not going to help the real estate market in the Dublin Ranch Villages.

We urge you to attend the meeting on September 20th to hear what the plans exactly are and voice your opinions.

Approved by the city of Pleasanton along with the Staples Ranch development in Pleasanton. Stoneridge Creek in Pleasanton will offer residents single family homes (with a garage), walking trails, park, theatre, restaurant, art studio… A timeframe is unknown on move in times for residents and construction of units, but Stoneridge Creek is taking deposits on homes.

Heritage Estates in Livermore

A great location in Livermore, close to Downtown, golfing and wineries. Heritage Estates says it’s five star fun, from the website they show having a Wii party and an Oscar party… Not bad. There is not info about living packages on the site, so a personal visit is best.

Fed Plans to Stop Purchasing Mortgages

Interest Rates Set to Rise this Spring

A concern for home buyers, builders and investors is that the Federal Reserve plans to stop purchasing mortgages at the end of March. This action could bring interest rates higher from the current low of around 5.2%. With strong signs of the economy improving some like Thomas Hoenig, President of the Federal Reserve Bank of Kansas City see reasons to be optimistic about the economy. Some see the Fed’s action coming in March will increase interest rates a point and slow the currently improving real estate market and overall economy. If you are looking for homes for sale in Pleasanton or a Dublin Ranch Condo… You need to avoid these 10 Mistakes Buyers Make.

1. Making an offer and not being prequalified- Being prequalified will make everything in your life easier. If you think you qualify for a Pleasanton home at $800,000, you may not be. A lender will look at your income, debt, etc. to determine the price range you can afford. This is the 1st step you as a home buyer need to take.

2. Skipping a Home Inspection- When you are buying that beautiful home don’t try to save money by passing on an inspection. A lot of what an inspector looks for is hiding.

3. Limiting your search to open houses, ads or the internet- Many times a home in a newspaper or magazine is sold by the time it hits the stand. As for the internet, a lot of information is out of date because not all websites use direct feeds from the MLS. Contact a Realtor who specializes in the Pleasanton neighborhood you are interested in, they will get you into a home before an open house and get you info in a timely manner.

4. Choosing a limited service real estate agent- When you need info right away, want to see a home on short notice, need experience to help you buy your largest asset, hire a pro! When you hire a part time agent, you get limited experience.

5. Thinking there is only one perfect home- It is a process of elimination when buying a home. New homes come on weekly so being open to different styles while still meeting your goals is important.

6. Not looking long term- Look down the road 5 years to see what life may look like and purchase a home that will work with your changing life. A 1 bedroom might not work too well if you are planning to have a few kids in the coming years.

7. Not examining insurance issues- Purchase adequate insurance on the advice of an insurance agent. They can provide answers to any concerns you may have.

8. Not getting a home protection plan- This is an insurance policy of its own. This plan will protect basic repair needs you may encounter one year out from close of escrow.

9. Not looking at total costs- After you talk to a lender, talk to a Realtor to get an estimate of the total monthly costs involved. You will want to talk to your CPA to see what your tax return will look like for the year in which you purchase.

10. Not following through on due diligence- Make a list of concerns you have such as; schools, crime, neighborhoods, noise, traffic. Not doing your homework can have a negative effect on your purchase. Contact a Realtor who sells a lot in the neighborhood you are interested in.

Latest on Grafton Plaza in Dublin Ranch

Grafton Plaza in Dublin Ranch is a very impressive new development in Dublin. Whether you are for Grafton Plaza or against Grafton Plaza, it is a development that is unlike any other in the East Bay. Whatever happens Grafton Plaza will be something different.

The other day I received a very important looking package from James Tong, you may have received one too if you live in Dublin Ranch. Within this package was a letter, postcard and booklet explaining what Dublin Ranch is.

The Letter:

The letter was signed by James Tong and it explained to me the 20 year plan Dublin Ranch has traveled through. Also the opportunity of Grafton Plaza because of its location and how Grafton Plaza will be a ‘people places’. Initially the plan was for 16 to 21 stories, that was cut in half to be 10 stories at the tallest as well and the number of residential unity in the towers. At the same time the number of office space was doubled. Grafton Plaza will also be the ‘cap’ of the Dublin Ranch neighborhood. I was excited to see the update.

The Postcard:

As you could probably guess, this packet was designed to get feedback on the development. What do you like, dislike, want to see or have questions on. I thought it was a great idea. Whatever Grafton Plaza becomes, hopefully it will be designed through the process of this feedback and the previously held workshops.

The Booklet:

I was fancy! It got my attention. It gave a history of Dublin Ranch and how far Grafton Plaza has come in its planning. Location is important so it highlighted the location of Grafton Plaza and how Dublin Ranch is laid out. Grafton Plaza is obviously located in the right location. The booklet really hit on what Grafton Plaza provides residents within Dublin and how Grafton Plaza can really be a one stop shop for living.

So what makes Grafton Plaza a ‘People Places’

Living

There will be a mix of homes: lofts, condo, live/work and shopkeeper units. This allows employees to live where they work. Not bad.

Offices

Grafton Plaza will have almost 300,000 square feet of office space.

Shopping, Restaurants, Entertainment

Both indoor and outdoor shops with restaurants in a plaza. Other entertainment/gathering places: sculpture garden, lookouts and parkways of landscaping.

Boutique Hotel

A 100-room luxury hotel.

Spa

Full service providing a destination for residents and visitors.

Grafton Plaza, however it looks, will compliment The Promenade as well at Grafton Station and make the surrounding Dublin Ranch Condos even more desirable.

Whats Coming to Downtown Pleasanton

Downtown Pleasanton is a great place to get great food, relax outside Tully’s and enjoy street parties and concerts in the park. Downtown Pleasanton is a great place, ill say it again! So whats coming to some of the vacant buildings…

Dallas based Comerica Bank will be the main tenant and plans to open in earl 2009, a yogurt shop will occupy the building, and there are three retail spaces available on the bottom floor and either two retail or office spaces on the second floor.

Downtown Pleasanton for most is a destination for shopping, restaurants and place to relax outside of the home or office, so what is really needed in Downtown Pleasanton…? More restaurants, coffee shops, retail or is there something Downtown Pleasanton is missing?

Move over Express Fitness, Fresh & Easy Grocery Store in Pleasanton Planned

Fresh & Easy Pleasanton\'s newest grocery storeBritish owned Fresh & Easy to move into the current spot of Express Fitness. The Rose Pavilion saw a new resident in Golfsmith a few weeks ago so the new grocery store along with Golfsmith will bring new light to the center. Fresh & Easy will take up 15,585 sf. and the relocation of Express Fitness is currently unknown at this time.
