			<content:encoded><![CDATA[<p style="text-align: center;"><strong>Pleasanton homes inventory is at the lowest level in 3 years</strong>.</p>

<p>I was looking at some interesting data of the past couple years and one chart the caught my eye was the &#8216;Months of Inventory&#8217; chart. Off a high of 13 months inventory in early &#8217;09, today Pleasanton real estate is holding at about 1.3 months supply. Basically what the chart shows is that we are looking at a shift in home buyers thinking. In early &#8217;09 homes were not selling in a reasonable amount of time and you could expect a home being offered for sale to take 13 months, if no new homes came on the market. Today the inventory level shows just the opposite. A seller today can expect their home to sell in 1.3 months if no new inventory comes to the market.</p>
<p>Why the drastic change? Buyers have now come back to the market. With a combination of low interest rates, lower prices, improving job market in our area and an overall improving economy, real estate is heating up. Also, many sellers are simply holding out for prices to come up higher and when well priced quality homes hit the market, the buyer demand is extreme.</p>

<p>After more than 50 plans were submitted to Pleasanton by an Arkansas based firm, nothing formally labeled Walmart as the grocer until the  fire protection plan contained &#8216;Walmart&#8217; on the building plan. For the past year Walmart has been rumored to be the retailer and most people agreed it would be Walmart.</p>
<p>Since March 2010 the 34,000sf. building which was home to Nob Hill has remained vacant. Having a new retailer will bring needed life to the shopping center.</p>
<p>One of the main selling points to a neighborhood and one like the Pleasanton Meadows neighborhood is proximity to a grocery store. Bringing in a new neighborhood grocery store is a positive for neighborhoods in Pleasanton surrounding the proposed grocery store operated by Walmart.</p>

The highest sale price for homes in Pleasanton was $2,100,000 on Via Di Salerno. That home sold at $299 a square foot. The lowest sale price for Pleasanton homes was $415,500 on Corte Encinas. That home sold at $335 a square foot.</p>
<p>The average days on market for Pleasanton homes was 64 with an average list price of $843,551 at $338 a square foot. The average sale price was $808,904 at $326 a square foot.</p>

Also included in the Pleasanton Gateway Center are Union Bank, Panda Express, Baja Fresh, Habit Burger Grill, Bagel Cafe, Sport Clips, Great Clips, UPS Store and Savings Cleaners.</p>
<p>Developers are currently in talks with three other tenants and two large restaurants which will occupy the ends of the two buildings at the corner of Valley Ave. and Bernal Ave. These two locations will allow for outside dining for the restaurants.</p>

The highest sale price for homes in Pleasanton was $2,450,000 on Honeysuckle Court. That home sold at $384 a square foot. The lowest sale price for Pleasanton homes was $455,820 on Valley Trails Drive. That home sold at $352 a square foot.</p>

<p>The City of Pleasanton will once again host the Annual Hometown Holiday Celebration to be held on <strong>Saturday, December 3, 2011 from 5:00 to 7:30 p.m</strong>. along Main Street in downtown Pleasanton. The centerpiece of this free event is a festive community-based parade followed by the lighting of a holiday tree in front of the Museum on Main.</p>
<p>The parade always kicks off with one of Pleasanton’s award-winning high school marching bands from either Amador Valley High School or Foothill High School. The band is followed by dozens of holiday inspired entries including Pleasanton’s own Balloon Platoon, the Pleasanton City Council, hundreds of Cub Scouts and Brownies, local car clubs and dog clubs, and much more.</p>
<p>Main Street will close to vehicular traffic at 4:00 p.m. on Saturday, December 3. Parade viewers are encouraged to shop and dine in historic Downtown Pleasanton after staking out their viewing turf.</p>
<p>The Hometown Holiday program relies on the support of the community to make the event a success and volunteers are still needed! Those interested in volunteering for the event are encouraged to visit www.hometownholiday.com.</p>
<p>In the event of rain, a parade cancellation telephone hotline will be implemented and updated each hour after 2:30 p.m. on parade day, December 3. The Cancellation Information Phone Line is (925) 931-5352.</p>
