Pleasanton homes inventory is at the lowest level in 3 years.

I was looking at some interesting data of the past couple years and one chart the caught my eye was the ‘Months of Inventory’ chart. Off a high of 13 months inventory in early ’09, today Pleasanton real estate is holding at about 1.3 months supply. Basically what the chart shows is that we are looking at a shift in home buyers thinking. In early ’09 homes were not selling in a reasonable amount of time and you could expect a home being offered for sale to take 13 months, if no new homes came on the market. Today the inventory level shows just the opposite. A seller today can expect their home to sell in 1.3 months if no new inventory comes to the market.
Why the drastic change? Buyers have now come back to the market. With a combination of low interest rates, lower prices, improving job market in our area and an overall improving economy, real estate is heating up. Also, many sellers are simply holding out for prices to come up higher and when well priced quality homes hit the market, the buyer demand is extreme.

Walmart Plans to Open Grocery Store in Former Nob Hill Location

After more than 50 plans were submitted to Pleasanton by an Arkansas based firm, nothing formally labeled Walmart as the grocer until the fire protection plan contained ‘Walmart’ on the building plan. For the past year Walmart has been rumored to be the retailer and most people agreed it would be Walmart.
Since March 2010 the 34,000sf. building which was home to Nob Hill has remained vacant. Having a new retailer will bring needed life to the shopping center.
One of the main selling points to a neighborhood and one like the Pleasanton Meadows neighborhood is proximity to a grocery store. Bringing in a new neighborhood grocery store is a positive for neighborhoods in Pleasanton surrounding the proposed grocery store operated by Walmart.

The highest sale price for homes in San Ramon was $1,300,000 on Bridle Court. That home sold at $335 a square foot. The lowest sale price for San Ramon homes was $265,000 on Tangerine. That home sold at $276 a square foot.
The average days on market for San Ramon homes was 59 with an average list price of $678,376 at $292 a square foot. The average sale price was $664,634 at $287 a square foot.

The highest sale price for homes in Livermore was $1,500,000 on Victorine Road. That home sold at $618 a square foot. The lowest sale price for Livermore homes was $160,000 on Chestnut Street. That home sold at $202 a square foot.
The average days on market for Livermore homes was 39 with an average list price of $499,965 at $253 a square foot. The average sale price was $487,421 at $248 a square foot.
