Welcome back to multiple offers on homes. It has been a few years since Pleasanton real estate has seen this level of multiple offer activity. Not only Pleasanton homes, but Dublin real estate, Danville homes and homes in Livermore are seeing higher levels of activity and offers.

Lets not forget that interest rates helping with the multiple offer situation. Rates are around 5%. I stole this chart for a Realtor friend of mine in San Francisco at Paragon Real Estate. Inventory is low, interest rates are low, prices are low, demand is up and now homes are receiving multiple offers. Ill add a days on market chart next week, that should be surprising data too.

Here is a look into the Pleasanton neighborhood of Pleasanton Valley.
The Pleasanton neighborhood of Pleasanton Valley was built my Morrison homes starting in the early 1960’s. Homes in Pleasanton Valley range from 1,400sf. to over 2,600sf. Most of the lots in Pleasanton Valley are 6,000sf. and up with a rare few near 13,000sf. These homes are also easily remodeled and expanded because of the building style and larger lot sizes. Pleasanton Housing Cap Ruled Invalid

In 1996 Pleasanton voters approved a 29,000 cap on Pleasanton homes. This came at a time when home construction was moving fast in surrounding areas. Pleasanton voters decided they wanted to limit the number of total homes and only allow 350 housing permits issued per year. Move forward to 2010, we are close to the 29,000 cap with about 27,000 units built and not everyone is happy with what Pleasanton has.
Alameda County Superior Court Judge Frank Roesch ruled the Pleasanton housing cap is in violation of state law. With 27,000 units built or approved, the number of affordable units could not be built under the 29,000 units.
The recent ruling ordered the city to rezone land to meet the need under state law. This case Urban Habitat v. City of Pleasanton was brought by Public Affairs Inc. on behalf of Sandra De Gregorio and regional environmental justice organization Urban Habitat.
Ruled invalid by Roesch because the housing cap does not allow Pleasanton to meet the Regional Housing Need Allocation (RHNA) under state law. Under the state law, 3,277 housing units, including 2,524 affordable homes be built by 2014.
Since 2006, Pleasanton has identified potential sites for housing such as the Hacienda Business Park near the BART station. Developers have been working on plans for mixed-use development aimed at transit-oriented development. Since 1999, 20 homes for very low income families earning less than $40,000 units have been built.
More information will come after the city council meets tonight in anticipation for future council meeting.

Town homes & condos in San Ramon sold in February were 26. This is a huge increase from the 7 town homes & condos in San Ramon that sold in January. Town homes & condos in San Ramon for sale at the end of February numbered 63.
The highest sale price for a San Ramon condo or town home was $611,000 on Briza Loop which sold at $363 a square foot. The lowest sale price for a San Ramon condo or town home was $125,000 on Reflections Dr. which sold at $264 a square foot.
Average days on market for San Ramon condos and town homes was 23 with an average list price of $384,432 at $282 a square foot. The average sale price was $386,821 at $285 a square foot.

Homes in San Ramon, CA sold in February were 32. This is a decrease from the 40 homes in San Ramon sold in January. Homes in San Ramon for sale at the end of February numbered 76.
The highest sale price for a San Ramon home was $1,299,000 on Wycombe Ct. which sold at $274 a square foot. The lowest sale price for a San Ramon home was $501,000 on Davona Dr. which sold at $363 a square foot.
Average days on market for San Ramon homes was 27 with an average list price of $749,435 at $307 a square foot. The average sale price was $753,431 at $310 a square foot.
