Whole Foods in Dublin, CA is the first tenant signed by Blake Hunt Ventures to be located at the 28-acre ‘Green on Park Place’. Whole Foods will be the largest store on the Green and will be 50,000 square feet. Whole Foods in Dublin is also the location IKEA had eyed since 2003 when they purchased 27.4 acres for $29.9 million. Blake Hunt now controls the entire property after recently acquiring 13 acres last fall. The Whole Foods store will only be a part of the entire ‘Lifestyle Center’ located at the southwest corner of Hacienda Dr and Martinelli Way. When the Villages in Dublin Ranch were being sold by Toll Bros. they promised the Promenade at Dublin Ranch, which was going to be a mix of retail, shopping and small neighborhood type businesses. I recently spoke with Charter Properties, they have been developing much of the Dublin Ranch area with the Lin family, they stated that there are no current plans to develop the Promenade and have no tenants for the Grafton Station (Lowe’s) development. It looks like we will be waiting a lot longer to see this much promised Promenade!

Tri Valley residents have not seen the extreme home price drops as areas like the Central Valley or Vegas, but Pleasanton home sellers to Danville home sellers and all the Tri Valley Condo sellers in between have seen some change in the Tri Valley homes they live in. Prices are not jumping by $20,000 an offer like the homes of 2004, but Pleasanton home owners and many Tri Valley home owners have seen their home hold value while many areas have dropped. Since we are on the topic of prices falling, lets run with that. Congress and the Stimulus package are a hot topic when paired with the housing prices. A few days ago President Bush said he was pleased with the bill and would sign the Stimulus package.
Here is what we can expect from the bill
Loan limits will increase from $417,000 to $730,000+/-, which for buyers of Pleasanton Homes all the way up the road to Danville Homes will help out this high cost area we call the Tri Valley. At the same point many areas of high cost have seen a slowing and softening of prices, so while we see softer prices we are also receiving an increase in the loan limits. Prediction… You wait will soon be over if you are a Tri Valley home buyer.
Where else can you find a Pleasanton home like this? With an acre of land, this home has room to roam. It’s like being in a different part of the state with mature landscaping, quiet streets, large lots and a large home with almost 3,300 square feet.

The Tri Valley home sales for the month of January were a bit off, but remember sellers are gearing up and placing homes on the market for the spring, bringing up the available number of homes and sold homes for January were signed contracts from November and December which is normally a slower selling time. This throws off months supply slightly.
