Search Engines to find out community information:
Most people 3,000 miles away or even here in the Tri Valley know little of our community and many will simply ‘google’ topics like Pleasanton Homes, Dublin Ranch Condos, New Homes in Dublin Ranch or Pleasanton Schools… all in an attempt to gain necessary information.

A buyer may be across town or country and a Podcast will allow a buyer to listen to a tour of a Dublin Ranch condo, just like a 24/7 open house. Used in conjunction with a Virtual Tour a buyer can view your Pleasanton home at any time from any location.

Downtown Pleasanton – Redcoats in Pleasanton!!

No this is not 1873, but the Redcoats are in Pleasanton!

Redcoats in Pleasanton, Moxley, Moxley Team, Downtown Pleasanton, Tri Valley homes

Downtown Pleasanton has seen many restaurants come and go in the past few years. Past restaurants are all missing something that Redcoats in Pleasanton has. This is not a restaurant review, but one of the reasons Downtown Pleasanton adds value to the community through establishments like Redcoats.

Pleasanton does not currently have a restaurant like Redcoats and although Downtown Pleasanton is a destination attracting people from surrounding communities, it must still have restaurants that are not typical. Atmosphere, location, authentic food (try the Shepherd’s Pie), somewhere to bring the family and somewhere to relax on the weekend are what Redcoats offers.

Some of the things that make a community great are obvious like schools, proximity to jobs and a safety. Pleasanton homes are the same as Dublin Homes, Livermore homes or San Ramon homes, but there are a few things Pleasanton has that the other communities do not have. Amenities like Downtown Pleasanton, Stoneridge Mall, Alameda County Fair, and new homes in Pleasanton like Ponderosa homes at Ironwood.

When you add all of the Amenities of Pleasanton together you get a great town that people from across the bay want to live in and homes in Pleasanton are currently still some of the most desired when compared to other Tri Valley homes or East Bay homes.

Senate Passed FHA Modernization Act

On Friday the 14th the Senate voted 93 to 1 to pass the FHA Modernization Act. The FHA Modernization Act is a lot more exciting than the name given, but what it will do is reform the Federal Housing Administration (FHA). A committee will now meet to resolve differences between a bill passed earlier in the year by the House of Representatives and the latest.

The passing of the FHA Modernization Act is one step in many to help future home buyers receive loans that make sense for them. Also this future programs will help homeowners with safe and affordable refinancing options. The biggest obstacle for most buyers is purchasing a home without a ‘crazy’ loan needed to purchase it. With the recent addition of higher conforming loan limits to almost $730,000, we will see some light at the end of the tunnel.

Fed Cuts Rates 1/4 Point on Tuesday

bernanke.jpgA trim on rates went forward today as planned, but was it enough? Wall Street was looking for more on the cut, but this modest cut was done to help the U.S. economy and the housing market across the nation. While the rate cut to 4.25 percent for the federal funds rate was anticipated by many economists a stronger cut of 1/2 point was what many were hoping to see. While all real estate values are local and many parts of the country are seeing healthier markets than those of Phoenix, Las Vegas and many parts of the Central Valley this cut may help the nation skip over a recession some are expecting.

Putting a FREEZE on Subprime Rates

mortgage-rate.jpgPresident Bush and Treasury Secretary Henry Paulson came out with a plan to help the subprime real estate market from the Washington D.C. real estate market to our backyard in the Dublin Ranch real estate market. The plan to freeze rates of certain borrowers is still somewhat unknown on how it will work or even what the qualifications are. Bush acknowledged that this a vry ‘complex’ situation and will take time to outline exactly how this will work. I look forward to see how it will work and how they will protect the plan from being taken advantage of. Currently the plan stats that it must be owner occupied and currently no late payments and there must be proof that in the future you cannot make payment once rates reset. Is this a band-aid or will it truly help the million plus homeowners that will see a reset in the coming years? And is this a bail out for the lending institutions? After all if there are less foreclosures then that is less money they will lose…

Amador Logo Foothill Logo
We all know schools have a huge impact on the value of real estate. From Pleasanton Real Estate values in the Pleasanton Valley neighborhood to Dublin Real Estate values in the Villas at Dublin Ranch, school are one of the first things buyers look at, and they should. A recent report from U.S. News & World has released the results of the Nation’s best High Schools, and yes in the Tri-Valley we have some of the best High Schools. Do a search for schools in your neighborhood to see what comes up. View the full article on the Nation’s Best High Schools and see how they determine the score.
As buyers of homes in the Dublin Real Estate and Pleasanton Real Estate market become even more cautious of where they buy, schools should be at the top of the list for future price appreciation.

A Freeze on Interest Rates for Subprime Borrowers

Major financial institutions and the Bush Admin. are looking into a plan to freeze interest rates for some Subprime borrowers. They are coming close to working out a plan that would on an individual basis look at borrowers and their ability to pay once interest rates reset. The details on how this will work is still up in the air, but it may be a fix or as CNBC says maybe just a band-aid. Below is an interview with Angelo Mozilo, Countrywide Financial chairman/CEO where they talk about such a plan.
